This is the most important question of them all. Knowing the qualification of your home inspector will determine whether he/she is professional or not. They should have ample knowledge of the basic home inspection. They will be the reason you buy a certain house or not. So, to make sure that you don’t end up buying a run-down and damaged house, a professional and seasoned is important to hire for this job.

2. Is the inspector professional?

This is also an important question to ask a home inspector. When conducting a meeting with the home inspector, make sure that you are asking professional questions from the person. In this way, you can determine whether the person is professional and passionate or not. All it takes is a small conversation and you can come to the conclusion if the person is right for the job or not. The right person will easily satisfy you without trying hard because they will know what they are dealing with. Whereas, an amateur will make excuses and never satisfy you.

3. Who is the recommender?

Usually, home inspectors are hired by banks or real estate agents, who know professional and certified home inspectors. Banks and real estate agents deal with these sorts of things on a daily basis, so they will always recommend a good and professional home inspector. What you need to make sure is that the reference the inspector provides must match the description given by the bank or real estate agent.

4. What services do they offer?

A home inspection usually includes looking at the main layout of the house. Checking for minor and major repairs, plumbing systems, electrical systems, etc. are all included in a home inspection package. What it doesn’t include is mostly pest control and inspection of hazardous materials. So, when hiring your choice of a home inspector, make sure that you are asking this question so that you can set the budget of the inspection accordingly. It is worth knowing this information, as you can help someone else as well when they are looking for a home inspector and they are starting from point zero.

5. Do they repair as well?

A lot of the time, home inspectors will provide services of repair as well. This service is usually valid for minor repairs.  Some home inspectors don’t provide this service, which is also alright. Your job is to ask this question before setting the budget, otherwise, the repairs can be added as hidden charges on your final bill. This will cause a lot of confusion, so it is best if you ask this question first thing.
